Employment Type: Part-Time, Temporary (Coverage from January 5, 2026 to April 7, 2026)
Location: On site, 342 Wale Road, Victoria, BC
Schedule: 8:30a.m. to 4:30p.m.
Work Hour: 14-hour work week
Pay: $45.17/hr (plus 18% in lieu of Statutory and Lu’ma Paid holidays, Vacation, Benefits, and RRSP)
Union: This position requires union membership.

Job Summary
A gratifying opportunity exists for a Property Manager working as part of a team responsible for the tenant relations component of our housing portfolio on Vancouver Island. Reporting directly to the Director of Housing Services, the successful applicant will support the mission and values of the Society and will provide excellent service to the Community we serve.
Responsibilities
Under the direct supervision of the Director of Housing Services, the Property Manager will be responsible for but not limited to the following:
Establish and maintain positive relationships with residents and maintain respectful and open communication;
Conduct Annual Income Testing and rent calculations;
Respond to general maintenance requests and issue work orders; Establish close working relations with Community Support Services, Advocate with external organizations on behalf of tenants;
Provide clear Tenant policies and guidelines, Share objectives of the Society with tenants,
Support Tenants and connect tenants to services and programs for support, education, and training as requested;
Provide Crisis Intervention and referrals;
Conduct home visits with tenants and keep written reports of same;
Provide support to facilitate expectations with the maintenance and security staff and contractors;
Set up and maintain a final applicant waiting list; conduct interviews to determine applicant need and prioritization; make recommendations to the Tenant Selection Committee, Review, analyze and take necessary actions to resolve tenant complaints and disputes, Ensure completeness of all applicant/tenant files and documentation in a timely fashion; Keep confidential all files and documentation;
Deliver time sensitive documents as needed;
Work within the parameters of operating agreements and funder's guidelines;
Work with accounting and tenants for responsible rent arrears management;
File applications for Dispute Resolution and represent the Society in Arbitrations and Dispute Resolution Hearings;
Maintain respectful, effective, open and honest communication with the residents, co- workers and supervisor(s);
All other related duties.
Qualifications
Minimum two (2) years of experience in property management, specifically in rental housing, including leasing and unit turnovers.
Experience working with trades and coordinating contractor activities.
Working knowledge of building maintenance, building systems, preventative maintenance, and capital planning.
Strong understanding of the Residential Tenancy Act (RTA), related regulations, privacy legislation, and contract management.
Experience participating in on-call rotations and handling after-hours emergencies; ability to respond to and manage urgent situations.
Valid Class 5 or higher BC Driver’s License and use of a reliable vehicle for work purposes with business class auto insurance, including 3 million dollars liability coverage.
Excellent verbal and written communication skills.
Strong organizational and time-management abilities.
Proficiency in Microsoft Office (Word, Excel, Outlook).
