Schedule: 8:30am to 4:30pm, Mondays through Fridays.
Work Hour: 35-hour work week
Pay: $69,631.38 per annum, plus Statutory and Lu’ma Paid holidays, Vacation, Benefits and PSPP as per the COPE 378 Collective Agreement.
Union: This position requires union membership.

Job Summary
Under the direct supervision of the Director of Asset Management or designate, the Building Manager is responsible for the general upkeep of family housing complexes. This role ensures that buildings and grounds are safe, clean, and well-maintained, while fostering positive relationships with residents. The Building Manager serves as a key liaison between tenants, contractors, and head office, ensuring timely resolution of maintenance issues and supporting a respectful, community-oriented living environment.
Maintenance & Repairs
· Perform regular interior and exterior building inspections, cleaning, and maintenance.
· Conduct repairs and upgrades including plumbing, electrical, carpentry, drywall, painting, and general appliance repairs.
· Prepare vacant units for occupancy, ensuring units meet quality and safety standards.
· Respond to maintenance requests, troubleshoot issues, and complete work orders in a timely manner with detailed documentation.
· Open, track, and manage maintenance work orders within the ARCORI system.
· Complete assigned work orders in a timely manner, ensuring all tasks are addressed to standard.
· Enter clear, accurate, and detailed notes documenting work performed, materials used, and any follow-up required.
· Close work orders promptly upon completion, ensuring all information is up to date and properly recorded.
· Coordinate specialized repairs with external contractors and ensure work is completed to standard.
· Maintain accurate maintenance logs, service records, and inspection reports.
Building Operations & Safety
· Maintain the safety and security of the building, grounds, and common areas.
· Monitor buildings and parkades, including assigning and enforcing parking stall usage.
· Check and coordinate testing of emergency systems (e.g., fire alarms, safety equipment) and maintain compliance records for regulatory review.
· Respond to emergency situations by attending on-site or contacting appropriate emergency services.
· Participate in an on-call rotation to address after-hours emergency maintenance issues.
· Report safety, security, or maintenance concerns to the Maintenance Coordinator or designate promptly.
· Maintain strict control and security of master key sets, ensuring keys are stored securely and used only in accordance with organizational policies and access protocols.
Tenant Relations & Communication
· Establish and maintain positive, respectful, and professional relationships with residents.
· Act as a liaison between tenants and head office, ensuring requests and concerns are forwarded to the appropriate department.
· Familiarize new residents with the building, policies, and physical environment.
· Deliver notices (including time-sensitive information and Notice to Enter) in accordance with Residential Tenancy Act (RTA) requirements.
· Maintain clear, open, and respectful communication with residents, coworkers, and supervisors.
Contractor & Administrative Coordination
· Accompany contractors on-site and ensure authorized access to units and common areas.
· Address contractor questions and monitor work progress and quality.
· Coordinate and document maintenance activities, inspections, and contractor services.
· Complete tenant move-in and move-out inspections and reports when required.
· Submit detailed incident reports following unusual or significant events.
· Maintain accurate records of parking assignments and update regularly.
All other duties as required.
Education & Certification:
A diploma or certificate in maintenance, building service work, or a related field.
Valid Occupational First Aid level 1 certification and WHMIS certification.
· A Vulnerable Sector Criminal Record clearance.
· A valid class 5 BC Driver’s License, a reliable personal vehicle for work use, including Business Class auto insurance with a minimum of $3 million liability coverage, and a satisfactory Driver’s Abstract.
Experience:
· Minimum 2 years working in building maintenance and janitorial, or a related field.
· Experience in using ARCORI work order system is preferred, and a functional level of proficiency must be attained within the probationary period.
· Experience working with Indigenous communities or within an Indigenous organization considered a strong asset.
· An equivalent combination of training and experience may be considered.
Knowledge, Skills & Abilities:
· Knowledge of general maintenance, including plumbing, electrical, and mechanical systems.
· Working knowledge of the Residential Tenancy Act and Residential Tenancy Agreements.
· Knowledge of and experience working within Indigenous communities.
· Strong and effective communication skills (reading, writing and speaking);
· Basic computer skills for work order systems and reporting.
· Strong organizational, problem-solving, and time management skills.
· Excellent interpersonal skills with a customer-service focus.
· Demonstrated ability to complete full unit turnover, including cleaning, repairs, inspections, and preparation of units to a high standard for new tenant occupancy.
· Ability to respond effectively in emergency situations.
· Attention to detail and safety awareness.
· Ability to work independently and collaboratively in a team environment.
· Demonstrated accountability and reliability.
· Problem solving and adaptability.
· Physical work required, including lifting up to 50lbs, bending, and use of tools and equipment.
